The infinity pool and spacious sun terrace are positioned to make the most of the sea view, with comfortable loungers for relaxing throughout the day.
Next to the pool is a covered outdoor dining area with a solid wood table and lounge seating, ideal for breakfast, dinner, or evenings with family and friends. The villa also features a landscaped garden, a children's playground, and private parking for several vehicles. Located in Podstrana, just outside Split, it offers a quiet setting within easy reach of the city.
Interior Designed for Comfort
The villa combines modern design with natural materials such as stone and wood to create a comfortable and functional living space.
The main floor features an open-plan kitchen, living room, and dining area. The fully equipped kitchen includes a large island with bar stools, while the living room offers a comfortable sofa, TV, and direct access to the outdoor area. The dining table seats up to eight guests.
For relaxation, guests have access to a private indoor jacuzzi and sauna with sea views. Families travelling with children can also use the attic playroom, equipped with toys, cushions, and a dedicated play area.
Location
Villa Royal Excelsior is located in Podstrana, around 15 minutes by car from the centre of Split. The area is known for its pebble beaches, clear sea, seaside promenade, and outdoor activities including boat rentals and quad tours.
The nearby Žrnovnica River is popular for kayaking and relaxing in nature. Split offers attractions such as Diocletian's Palace, the Riva waterfront, restaurants, bars, and local shops. Marjan Forest Park is a great choice for walking, cycling, and panoramic views over the city.
For day trips, guests can visit Krka National Park or take a ferry to the islands of Brač and Hvar. During the summer months, Split hosts concerts, festivals, and numerous outdoor events, making the villa an excellent base for exploring the Dalmatian coast.
The pool isn't fenced, so little ones should be supervised at all times.
A car is recommended to make the most of your stay and explore Split and the surrounding coastline.

Something to note is the location. It is about 30 minutes outside of Split, on the top of a mountain/hill that is a mile of solid incline. It gives you incredible views, but do know that to get into the town of Podstrana you will need to trek, have a car, or use a car service. Well worth it for the views, privacy and experience (and Karlo can hook you up with drivers!) but just worth knowing before you go in!
